Qualifications
Our Tenant Screening includes, but are not limited to:
- Credit Check (Increased deposit, additional months rent and/or Risk fee may apply)
- Eviction Forgiveness - determined on a case by case basis (Increased deposit, additional months rent and/or Risk fee will apply)
- Rental History Verification (Verifiable rental history or increased deposit, additional months rent and/or Risk fee may apply.)
- Criminal Background Check (determined on a case by case basis)
- Employment Verification (We MUST be able to verify your employment.)
- We DO NOT accept workers comp, financial aid/pell grants or unemployment benefits as income.
- Proof of Income (MUST provide proof that you make at least 2.5x monthly rent income.) Must be able to provide all paystubs dated within the last 30 days. We do not accept letters of employment. Self employed must be able to provide tax returns.
- Pictures of documentation will NOT be accepted. PDF format will only be accepted of Original documents.
- Pet/animal must be disclosed on application along with documents or pet/animal may be denied and/or fees required.
ALL APPLICATIONS WILL BE PROCESSED 3 BUSINESS DAYS AFTER WE HAVE A COMPLETE FILE. * This includes that we must receive Rental and Employment Verifications back from your employer and landlord references.
Office hours are Monday - Friday, by appointment only.
